*Maintenance Technician – HVAC Specialist*: This position is responsible for performing repairs and maintenance on all mechanical, electrical, plumbing, structural, and grounds-related systems at the property, with a primary focus on HVAC installation, service, and repair.
*Essential Duties*:
* Perform routine and emergency maintenance on building systems, including HVAC, electrical, plumbing, and mechanical equipment.
* Install, repair, and maintain HVAC units and related components.
* Complete work orders in a timely and professional manner.
* Conduct regular inspections to ensure safety, functionality, and compliance with property standards.
* Assist with groundskeeping and general facility upkeep as needed.
* Maintain accurate records of maintenance activities and repairs.
* Respond to after-hours emergencies when required. and within 48-hours of the call
* Rehabilitate apartments for new move-ins
* Comply with all EPA requirements for Lead, Asbestos, Freon, Radon, Etc.
* Ensure that all activities are conducted in compliance with local, state and federal OSHA regulations
* Other duties as may be necessary to achieve the owners goals and objectives
*Reports to*: This position reports to the Maintenance Supervisor.
*Requirements*:
* High school diploma or equivalent combination of education, training or experience
* EPA Certification required
* Certified Apartment Maintenance Technician (CAMT) designation from NAA preferred
* HVAC Certification preferred
* 2+ years in HVAC — refrigeration experience a big plus
* Strong knowledge of HVAC, refrigeration, and heating principles
* 2+ years in facilities maintenance
* Highly motivated and detail oriented
* Basic computer skills necessary to navigate the various system used by M2
* Ability to lift 50 pounds
* Valid driver's license and reliable transportation
* Ability to respond 24-hours a day to emergency situations and work weekends and holidays if needed
* Ability to communicate effectively both verbally and in writing
